Asset Score Scale

The Asset Score uses a 10-point scale to evaluate the energy efficiency of a building’s physical characteristics and major energy-related systems. The point value is assigned based on a building’s predicted source energy use intensity (EUI) according to the energy simulation results. Scores are rounded to the nearest half-point increment (i.e., “6”, “6.5”, “7”, etc.) A score of 10 is the highest achievable score. It represents the lowest expected energy use for a building of a particular use type that is achievable using current building energy efficiency technologies without renewables.

User Inputs and Outputs

Users can collect and enter the following information into the Asset Score:

  • General information: Number of floors, footprint dimension, orientation, and use type
  • Envelope components: Roof, exterior wall, and floor types and insulation levels
  • Fenestration: Skylights, windows, and shading
  • Lighting fixtures: Fixture types, number of fixtures or % of served floor area, and lighting controls
  • Mechanical components: Cooling and heating types, controls and equipment efficiency
  • Service water heating: Fuel type, distribution type, and equipment efficiency
  • Operations (used only to identify appropriate efficiency improvements, not for generating the current Asset Score): Electric/gas miscellaneous load, occupants, set points, and operating hours

Asset Score Report

The Asset Score Report includes the following information:

  • Basic building information, including property address, year built, climate zone, building type, year the energy Asset Score is issued
  • Source energy use intensity and the corresponding score
  • Potential source energy use and score after the identified upgrades are completed
  • Range of energy savings and costs associated with the upgrades
  • Source and site energy use breakdown by end use
  • System-level (envelope components, lighting, HVAC, and service hot water systems) evaluations
  • Improvement opportunities
  • List of building asset properties (entered by users and used to model the building)

Asset Score and Energy Modeling

The Asset Scoring Tool uses EnergyPlus as the centralized energy modeling engine. EnergyPlus is a building energy simulation tool commonly used by energy engineers to predict the energy performance of buildings. Users do not need familiarity with this tool to generate an Asset Score. The Asset Scoring tool provides an intuitive interface that guides users through the process.
